Yes, all residents are required to have a current renter's insurance policy.

There are no standard monthly fees outside of rent. Some services such as parking, pet rent, or storage may carry an additional monthly charge if selected. For the most accurate and up to date information, please refer to the Floor Plans page and Lease Cost Calculator or contact the Leasing Office.

We offer a variety of lease terms and may offer discounts for longer terms. Rent cannot be paid a year in advance, but automatic monthly payments can be set up on our resident portal. Please contact the leasing office for current offers.

No, tours are completely free. Please contact our leasing office to schedule a tour.

Yes, we have a resident referral program. Please ask us for our current referral program details.

Rent is due on the 1st of each month. We offer recurring online payments through the resident portal with bank account or credit card, as well as one time payments. You can also pay by personal check, bank check, or money order at the Leasing Center.

The system creates an online account for you, so once you become a resident you will already have access to online payments and maintenance service requests. If you prefer a hard copy application, please contact the Leasing Office to obtain a PDF of the application and Rental Criteria form or visit us in person. We will need a signed Rental Criteria form, completed application, copy of your photo ID, and proof of income. Upon approval, we collect a First Month's Rent Deposit, which is applied to your first month's rent. Applicants using a housing voucher follow a separate process and are not required to pay this deposit.

Application approval times vary, but most applicants receive a response within 48 to 72 hours after submitting all required documents. Delays may occur if additional information is needed.

One car is included in the rent. An additional car is 25 dollars per month.

Rent can be paid online through the resident portal using manual or automatic payments, or by check at the leasing office.

We perform a credit check through a rental risk assessment system, criminal background check as well as a sex offender check. All must meet our passing standards for approval.

Please refer to your lease agreement for details regarding early termination fees. We are happy to answer any questions you have about breaking your lease.

After approval, all move in costs must be paid within 72 hours in certified funds such as a bank check or money order. Your total will include prorated first month's rent, a key and lock fee, and any prorated extra fees such as parking or pet fees. We no longer require a holding deposit at the time of application.

Electricity. Heat and hot water is included in the rent.

Subletting is not allowed per our lease agreement.

Amenities

Fitness Center, swimming pool, Tennis Courts, Media Lounge, and Valet Trash in the Tens buildings.

Yes, resident parking is first come first serve, and there are designated visitor parking areas throughout the property.

There are no washer and dryer hookups in the units. Each building has a common laundry room.

Refrigerator, stove, and dishwasher.

Yes, we partner with a furnishing company to offer fully furnished units for an additional cost. Please contact our leasing office for availability and pricing.

Packages are delivered to the office where our Package Concierge team sorts them and delivers them to your package suite located in each building.

The fitness center is open 24 hours a day, 7 days a week for resident convenience.

The gym includes 4 treadmills, 1 cross trainer, 1 exercise bike, 2 ellipticals, an adjustable weight bench, and dumbbells.

Quiet hours are 10 PM to 7 AM. There are no additional fees to use amenity spaces.

Credit Score

If your score is between decline and approval standards, you may receive an approved with conditions determination. If your score is below this, the application is declined.

Extra Fees

All of the amenities and services are included in your rent. Parking and pets, if applicable, are an extra monthly charge.

Maintenance

Our professional cleaning and maintenance team will ensure your apartment is in top condition, with all appliances checked and working, fresh paint, and a thorough cleaning.

Yes, we have a dedicated on-site maintenance team available Monday through Friday for regular issues and a 24/7 maintenance line for emergencies.

You can submit a maintenance request through our resident portal or contact our leasing office directly. We aim to address all requests within 48 hours and we will keep you informed if this will take longer than that.

It's up to you. You can choose to be present or provide us with permission to enter your apartment in your absence. We will follow up, informing you that we were there and the work that was done.

If you're locked out during office hours, stop by the leasing office. After hours, call our emergency maintenance line.

Yes, we encourage you to make your apartment your own. Mounting items on the wall is allowed. However, we ask that you avoid making any permanent alterations or damage.

Pet Policy

Yes, there are breed restrictions. Restricted breeds include: Akita, Alaskan Malamute, Bull Mastiff, Chow, Doberman Pinscher, German Shepherd, Great Dane, Belgian Shepherd Malinois/Malamute, Caucasian Shepherd, Husky, Pit Bull Terrier, Rhodesian Ridgeback, Rottweiler, St. Bernard, Staffordshire Bull Terrier (American Staffordshire Terrier), Wolf Hybrid. There is a pet addendum included in our lease agreement that must be understood and signed.

Utilities

Utilities are separate and are based on usage.
